The lower I’m not so sure but certainly seems like more could’ve fit in there at some points last season. There will be reasons though.
I’d guess that the North stand upper is restricted because it’s an enclosed area, you have (I believe) to restrict numbers so the stand can be evacuated easily and safely.

If your going to be buying houses/land for a hefty figure for parking or aesthetics then you’d be better off investing in the west stand or completing refurb of the south west to the gym over 2 floors etc imo.

Converting the buildings won't remove the eyesore though. Need flattening and the area upgrading to the same spec as the rest of the car park and frontage.

Might hold out for a hefty price, I know a house that locally bought a ransom strip of land to stop developers opening up a cul-de sac to gain access to fields for a housing development . It still went ahead they just used a different road to gain access , but the cul-de sac is still in place and a dead end as they wanted a kings ransom for that mtr of land

No, I checked in detail the planning portal. The new stand does not have a gym.
There were plans on portal for a refurbishment of the south east Cats bar 2 floors. They were to be gutted and refurbished into a 2 floor gym with locker/shower room and a cafe. Including fitness classrooms too.
This should be completed after the east stand but it’s all gone deadly quiet…. If I was to guess then the money that was allocated may have dried up or being used. That’s a guess though and a shame.
As another note : While I have not seen the inside of the stand facilities like the conference room/offices etc i hope these rooms are to a high finish and all plastered etc unlike the changing facilities (which I don’t mind not being plastered tbf).

I was in one of the conference rooms a couple of weeks ago for the monthly film show, the room was very well lit and decorated, a large digital monitor on one wall and numerous wall sockets for various attachments. I found the room comfortable to be in.

That’s good and as I suspected would be finished to a reasonable office standard minimum. Seems it’s just the changing facilities that have exposed block but honestly I don’t mind that and this can be personalised to the club fairly inexpensively with cosmetic graphics etc.
I would like to as a fan walk around the interior and look at all the rooms and see what facilities have been installed in every room from heating, plumbing, electrics, air conditioning and see how it’s advanced and is laid out with operational and health and safety/environmental perspectives in mind(sad I know ).
