Good business practice is, well... good. But all game playing aside, the current deal is a bag of spanners. You've mentioned that Hull FC need certainty of costs. The operator needs certainty of income. The solution seems obvious. All the certain percentage of the gate above so many thousand, and buying up a proportion of tickets - It's just a bit weird. Clear division of responsibilities would be good all round. It's up to the club to get folk through the doors to pay the rent and up to the operator to get best value on maintenance, to make the most of the rental income.
And the arena should be under public control.

There are already plans for the Olympic-sized pool and accompanying ice rink - in Bond street on the old Edwin Davis site behind BHS. A far more sensible location aimed to attract international events and people back to the waning shopping hub that is Hull city centre.
I know. Edwin Davis is a listed building. Is the space big enough for an ice rink and swimming pool? When they knock down Bond Street Tower I suppose they can close the road and expand eastwards. As I said the obvious place for it is next to the KC. Time will tell if that's where it ends up.
Have you any idea why the full amount of the guarantee (nearly £2 million) has been written off in the last accounts? I would have thought they'd have included the payments when they are actually paid as they cover the next3 years.

Giants are part owners, somebody mentioned, I think. Which might explain why Town pay so much more.
Does the rent cover a similar level of service? Genuine question, what does the SMC do for Hull and City beyond general maintenance and cutting the grass. Stewarding? Ticketing? For balance, what extras do they get on stuff like selling booze and hot dogs? It's difficult to make a meaningful comparison without details.

It could be because expenditure on the stadium is treated as a balance sheet item rather than a charge to the profit and loss account. For the KC it looks like all spending on the KC is charged to the profit and loss account as the lease isn't shown as an asset in the accounts.
