Mrs Barista wrote:Er, I've given you dates and facts, direct from the Council, which articulate that the Council bought back Craven Park to allow Rovers to continue in operations, and that a peppercorn rental arrangement is in place.

Again no figures given. Just a few online snipppets and rounded generalisations. KCD have a commercial lease with HCC for the land and they in turn own building that are on it ie the stadium. The peppercorn rent, which i beleive is about £12k per year, is paid by Rovers to KCD. Whichever way you look at it the CP deal gives local ratepayers a far better rate of return than the current KC deal as i'm pretty sure KCD will not be running up huge losses just to keep HKR in business. Even if it was one 12th of that it would be a better rate of return and without the imponderables of a management company creaming off the profits and the dependancy on the relative success of its tenants.

Mrs Barista wrote:Neil Hudgell had a moan that FC were enjoying "Subsidised first class facilities" in his programme notes. In his online interview he said "If we don’t get help in achieving that the longer term picture isn’t great. The club is very important to the people of east hull, and the politicians and others of influence in this city need to pay due regard to that." The context, of course, is that Rovers have already been assisted. By the council. Bit of bleating going on there IMO. A "hard done to" stance, if you will.

Are you seriously saying FC are not being subsidised and could have got the same commercial deal from a bank?? Seems Hudgy has made a couple of very valid points there in all honesty but he's hardly playing the 'hard done by' card.

Mrs Barista wrote:It's not, but the wailing at the top of the thread was about the taxpayers interests re the KC. I'm struggling to see how, in principle, this is so very different from the arrangements re Craven Park. Council owns asset, council grants lease with conditions, council gets no return. The only real difference appears to be the peppercorn vs commercial lease terms.

Guess you missed the bit where i said 'its about whether the council is safeguarding the interests of its local taxpayers and getting vfm when spending their cash. It seems at both sides of the river this patently has not been the case'

Mrs Barista wrote:Indeed. And it seems the Craven Park deal wasn't entirely different.

Indeed it wasn't though on an incredibly smaller scale. Like i said earlier in the thread its not a case of Rovers v Hull here, though it appears you are having a good go at making it one

Maybe the time has come to mothball CP and bring in a further income stream to the KC. They could certainly do with the cash. Rovers weren't in a position to participate in the original deal, but they certainly are now  :P

Motto of the week -

It is the way of the weak to secretly bleat to those in authority rather than fight their own battles.

Calling for people to be banned for being argumentative is the thin end of pretty big wedge. Comments about moderation (or lack thereof) by pm please.
There is the foe option, fwiw. Also, her critics are sometimes the first to call her out.

Not so, I'm afraid. In a direct correspondence with Cllr Minns, and I quote:
"The City Council granted a 250 year lease to the Gaingroup (now Kingston Community Developments Limited) in June 2000. A peppercorn annual rental is payable under those lease terms. The lease was conditional upon KCD granting a sub lease to Hull KR in respect of the new Craven Park stadium."

Not at all. FC play in a great stadium the council own and pay SMC half a million a year to do so. Rovers play in a stadium the council own the freehold of for virtually no rent. Good times.

Good idea. I'm sure Rovers can afford the additional rental costs, and a bit of cost-sharing will reduce FC's outgoings, so everyone wins.

I'm really not that argumentative. It's the bell and Pavlov's dogs. I'm the bell, not the dog, honest.

So, SMC, peppercorn rent, 50 year leases, 250 year leases, council paying to rent their own offices. The technical accounting term for this sort of contract is "a bag of spanners".

Fair enough, if true i stand corrected. I was working from memory and don't have the data base of quotes you have. So we have a situation where the council lease a worthless piece of land on a 250 year lease, though without any figures there is no debate to be had as to how beneficial the deal is to all parties and who comes out best. Maybe you could ask him

Given the same deal as Hull i'm sure Rovers can afford the rentals. Would be smashing good fun it it did happen

Dangerous strategy at your age.

Then he could say (again) it was before the current administration's time and was a transaction with Humberside County Council, therefore he has no information.

The majority on here say the KC is a sterile environment. The arrival of Rovers would certainly bring some hefty contamination. Seriously though, the KC is a thing of beauty and the best stadium in the competition IMO. Corners filled in, great view from anywhere in the ground, far better setting than the DW with it being in West Park. And at my age, I do appreciate a seat, particularly one that's in line with Kirk Yeaman doing what he does best, ie standing on the wing with his hands on his hips waiting for a restart.

It would rev your lot up big time if Rovers moved to the KC and it would be well worth the hassle just to get under the skin of FC fans like yourself

A very well put and hard hitting article. It reinforces my belief that the stadium should never have been built when it was and the leasinging arrangments did not containt sufficient safeguards to protect the taxpayers investment.

Councillor Minns was dead set against the stadium when it was first proposed. What could possibly have happened since then to have changed his mind?? The more you dig the murkier and sleazier it gets.
