The lease to KDC is for 250 years and providing Rovers stay at the stadium it remains a very good long term investment for the council who will still retain ownership of the land when the lease expires.

The council now have a great opportunity to reinforce their initial investment in CP by helping to improve facilites both in the immediate area and to the stadium itself making it a community based facility for the residents of east hull in pretty much the same way the KC is in west hull. Funding is available from many sources as you know.

As for being favourable to Rovers, Hull have had plenty of help from HCC also, including the ridiculous purchase of the Boulevard for way over the market value. So let those without sin cast the first stone :wink:

If you look at leasehold deals for any other business they would expect as a minimum the entire sum back in 20-25 years. That's not the case here. I agree FC have maybe had some favour previously too. Going back to my original point though about rovers rent been pitiful, i think we can now agree that's the case. :wink:

I think you can also see why the people at HCC were miffed with Hudge's comments about handouts etc.

You could also argue here that 650k is way over what the asking price for the dump known as craven park should have been too. :wink:

I'm not sure Hudgy's comments were about handouts in any case, they were about investment, two wholly different issues. Rovers are suffering from a lack of facilities and a little further investment of public money into a area deprived of investment, using CP as a focal point could be a wise move long term for both parties. So i suggest the 'people ot HCC' who were miffed take their FC blinkers off and look at the bigger picture.

As for returns on leases I doubt the council will have the whole of their £53m+ investment back on the KC in 20 years do you?? :wink:

Also HCC didn't pay £650k did they, they paid £450k and will probably recoup a hell of a lot more if they had a little foresight.

Not sure to be honest, Hull City and Hull FC pay a hell of a lot more rent for KC than Rovers do for craven park, i'd hazard a guess that with 2 clubs there the 53mill wont be far off been paid off in 20-25 years.

Yes HCC paid 450k, but with the other company putting in 200k there is still 650k of repayments to make.

I'd be wary if i was any investor of putting cash into a club losing money hand over fist that cant sustain itself. I wonder how HCC could justify it to locals when there isn't a decent return. Rovers can feel lucky to not be paying nearer to 70-80k per year rent imo, but then that wouldnt help the debt and sustainablilty of the business would it.

I very much doubt the SMC will net £2m+ profit per year

With £600k in rental payment made within the first 20 years of a 250 yer lease.

HCC wouldn't be putting any cash into Rovers they would be investing in facilities that they part own on land that they own outright which would enable Rovers as the only pro sporting club in that area to expand its business thus further develop interest in community facilities for the residents of east hull. (fook me i sound like a politician :lol: )

I personally don't see why anyone would be against that as a point of principle. After all isn't that what has happened to City and FC??? and before anyone asks i'm not suggesting a second £53m super stadium either!!!!!

would be nice though! :)

HCC should be helping out all the sports clubs in the city, They are an integral part of the fabric of Hull and form a major part of peoples lives in the city. On top of that they have the potential to positively affect a whole range of issues the council should be investing in so what's the problem? As long as there is equuity and a good return for the people of Hull as a whole then that is what the Council should be there for.

I agree 100% and capital spending can help achieve this if spent on revenue raising projects.
