It should still follow the process.
You can't just say the houses are cheap around there so you can do what you want.

However I agree it should be a quick process and there is little reason to say no.

It’s not that it’s terrible, it’s just a nothing place. Mainly cheap shops and light industry and half a dozen houses, most rented I suspect.

Apart from a few basic considerations, access and parking it should be a zone where only minimal planning is required. I can’t think of anything we could build that wouldn’t actually improve the place - especially as we have our own parking.

In an area like Agbrigg/BV a club like ours shouldn’t have to face planning restrictions. Much of it isn’t residential and the bits of it near the ground that are, are low grade housing. That’s not being snobbish either it’s just how it is. One of my best mates was born there and grew up there. He loves the place even now, but he always wanted to move on up.

If you’re ever going to improve run down areas you have to allow people total freedom. There is nothing that Trinity in particular could do that wouldn’t benefit the place. We’ve already made it look twenty times better!

Dear Mr Kear, let the MEs of this world do there stuff unencumbered. I’d trust them far more than your average planning committee or career planning officer

And you would still have to park up after going through drive through and wait 20 minutes for a macdonalds employee to walk round looking at number plates and walking in circles with your order.

No place boils my innards like that sorry excuse for a chain. My kids love it but it’s ran with zero efficiency or customer service in mind.

Good to see that the coffee shop idea is a viable option. That was the first thing I suggested many months ago as one of the viable options that could generate revenue on a busy Doncaster road. Especially if you can make a drive through section and utilise the stadium car park for customer parking.

Fresh coffee, simple danish and tray bake options are all that’s needed along with a whopping big sign before the entrance to car park.

This just made me realise how far we’ve come from just a few short years ago when we couldn’t even afford the planning application fee let alone actually build anything

Yes it should but the process should match the area. In theory there are planning zones but it they are way to open to interpretation and require a committee, which usually spells disaster in any situation.

Simple really.

Hardest, areas of historic interest or natural beauty.

Medium, residential areas. Whether that be Sandal or Kettlethorpe, if its an area that has only ever really been a place where people live then building anything other than houses should be very difficult.

Low, mixed usage area like Donny road. Should take only a few weeks to get through and with no committee required.

None, industrial, so long as it passes safety rules and building regs and is nowhere near the first two in my list, crack on.

Is the pathway that separates the North Stand upper terrace from lower being moved nearer to the pitch and if so does provide an opportunity for a little more terracing leading up to the top end? It could be maximising the space for supporters, just my observation from this image

Well I'm delighted we are transforming Belle Vue , I'm a traditionalist and was never a fan of moving out to some soulless out of town stadium .

Heritage and history are important to me and Rugby of both codes have been played on this site since 1873 , you simply can't buy that kind of heritage and history .

Even though I'm not a Wakefield man Belle Vue means the world to me , it would never have been the same moving out for me personally .

I agree. The fact that this is one of the most liked post in ages shows you are not on your own.
I was in support of new ground if it was the only way forward but I much prefer to stay at Belle Vue.
I've been watching rugby here since the 70s. I want to keep doing it and luckily I am now doing it in a progressively more modern stadium.
