Post subject: | Periodic Tenancy |
My current tenancy ended in Sept 2012, and upon contacting the landlord for a new one I was informed I would be sent one, which never arrived. I have no form of agreement, rent book, or anything else proving my right to be in the house, we have simply continued paying rent upon the date on original tenancy. I'm just wondering what sort of notice I would have to give the landlord, due to problems I don't feel are being sufficently addressed, and that if I was to vacate the property even earlier what rights the landlord has to chase me for later rent. The main two problems are a faulty boiler, which is constantly going off (highly inconveniant as I have two young children). When this boiler goes off somebody usually comes to repair it within 24 hours, and hes said hes advised the landlord to replace the boiler (its around 25 years old, landlord refused). The second problem is poor double glazing causing damp and lots of condensation. Basically I'm looking to move as soon as possible, potentially within the space of a month. |

If your initial tenancy has come to an end I have a feeling you will be on a month to month rolling tenancy, with one months notice either way. In any event, I am sure one of the property law types will be along in a moment with a definite answer. |
