I need some urgent advice please.

The ground floor flat that my wife and I live in is a leasehold property. At the start of last October, we noticed that there was damp in the kitchen and so emailed the contact address we had for them.
No reply was forthcoming, so we emailed them again. And again. And again.

It wasn't until the start of March when we finally heard back from them, apparently the woman who we'd been emailing had left the company and they'd never got round to checking her email account.... Anyway, they accepted this and they arranged to send a couple of builders round to give estimates. We were told in March that we were not to do anything as they wouldn't cover damage we'd done.

To cut a long story short, it looks like the insurance company that they deal with won't accept liability as it's been accumulating damage since October! No poop, that's because we've numpty land owners. The leaseholders are now trying to say that it's our problem to solve, despite telling us not to touch it three months ago.

Advice?

There's plenty of lawyers who specialise in housing disrepair cases, and would be glad of your business.

Partly by the tenure. Are you a sub-tenant or what?

Partly, by whose insurers you are talking about.

Partly, about the nature of the problem that needs fixing.

I've had advice now, both on here by PM and from someone who used to work in a job dealing with this sort of issue, but thanks for your input.

Such as it was.
